I began investing in coastal real estate in 1999 and soon after started building homes on the island. In 2000, I founded my own mortgage company. Over the past two decades as a real estate investor, builder, and now a Realtor, I’ve observed a consistent trend in the real estate market: approximately 5% of Realtors handle about 80% of home sales. Throughout my career, I studied these top performers closely. Eight years ago, I decided to become a Realtor, leveraging the insights I gained from observing the industry’s best.
My approach is distinct and thorough. I don’t just measure your home, take a few mediocre pictures, and hope for another Realtor to sell it. Instead, I consider each listing as if it were my own property. I use professional photography and dedicate hours to editing, recognizing that 93% of real estate transactions begin online, making high-quality photos crucial. I also host open houses until your home sells, aiming for a sale within 30 days. To maximize exposure, I post open house details on various websites 5-7 days in advance, prompting buyers to contact their Realtors. Additionally, I send out email blasts to all the top Realtors in the area.

I was very impressed with Tad's knowledge of the market. Since I live several hundred miles away from the property, it was imperative to find someone who could meet my needs remotely. He essentially became my one-stop shop for selling my vacation rental property. He provides the following services: Listing your home on multiple web pages. Using professional photography. Hosting open houses. Getting involved with due diligence and punch list items. I purchased a large renovation project in Sneads Ferry which was quite a labor of love for 5 1/2 years. Even with all the upgrades to the house I knew it was not going to be an easy house to sell. After the original listing expired Tad contacted me and explained several good points regarding how he would market my house. I was so impressed I let him list my house. He personally spoke with every Realtor who wanted to show my house and stressed all the good points regarding the house to each Realtor. My house sold within (3) days of him listing the house which was incredible. He was hands on from day one on every aspect of selling my house. My buyers lived several hours away. He went over and above and found the new buyers a home inspector, closing attorney, answered all questions they had quickly and efficiently. I had been told if anyone could sell my house he could. I was so fortunate that he contacted me. I have bought and sold many houses over the years and have never had anyone with his knowledge and skills come close to him when selling any of my houses. I will not use anyone else in the future. He is hands down the best realtor I have ever dealt with.

After interviewing some other agents, all of whom seemed very competent, we chose Tad Scott because of his knowledge of the area and of construction. The area is unique and so is the construction and layout of many of the older homes. We did not have our home completely ready for market at the time we chose Tad. He said, “I’ll help you with it and we can have it ready quickly”. He rolled up his sleeves, and we did indeed have it ready that day. We were amazed and relieved! He immediately set in with an aggressive marketing plan and we quickly had interest in the home. He was also going to the house almost daily to check on it, water plants, etc. Then when a storm was heading our way we told him we were coming down to secure things. He said that he would go do it, and he did. He sent pictures to verify the things were done and then he checked on it after the storm and contacted us to let us know it had no damage. We knew our house was smaller and less expensive than most of the homes Tad lists, but you would absolutely never know it by the time and energy he put into it. We talked to him about that and he said he gives each house his all, as if it were his own house, regardless of price. His knowledge of the area and resources was invaluable as we moved through the process. He was able to address some things himself and also guide us in things we needed to do. We appreciated his quick response to investigate issues, identify the problem, and then fix it! No trying to brush it off or under the rug-- just see what we had and do what we needed to do. There were multiple snags in the closing process and Tad’s experience in several aspects of real estate proved very helpful in educating us on what the issues were and what our options were. His high level of involvement continued right up until the deed was recorded. We highly recommend Tad as an agent who can get the deal done.

I could not have been more pleased with Tad Scott's representation of me as realtor in the sale of my house. He sold it quickly and for a substantial sum of money, and provided many other services.
